Pandemic Housing Boom –  Low-Interest Rates Drive Home Sales to Record Levels creating Win-Win for both Buyers and Sellers

The Silver lining of the Covid-19 pandemic may be the housing market rebound in 2020, creating a win-win market for both Buyers and Sellers in 2021.  The housing market is poised for another strong year.  With lower interest rates and the large millennial generation entering their prime homebuying years, home sales dramatically dipped in the spring of 2020 (due to widespread shelter-in-place restrictions) only to quickly rebound in the summer and into the fall and winter months.

U.S. sales of pre-owned homes continue to rise to the highest level since 2006, as historically low-interest rates and remote (stay-at-home) work during the pandemic increased homebuying demand.  Nationally, contract signings rose 21.4% over December of 2019.  According to the National Association of Realtors, December 2020 sales marked a 22% increase from a year prior.  The pending home sale index hit 125.5 – an all-time high for December.  With existing-home sales totaling 5.64 million in 2020 – up 5.6% from 2019 – home sales reached the highest level in over 14 years!

The record low level of mortgage rates has greatly enhanced affordability for home buyers

Mortgage rates have remained near their all-time lows of 2.73% for 30-year fixed-rate mortgages and 2.21% for a 15-year fixed rate.  Mortgage lending standards have tightened somewhat for buyers – however, many homeowners (facing financial difficulties and looking to sell) can take advantage of current policies allowing them to skip monthly payments and make them up when they close escrow.  Also, the new VA (Veteran Administration) loans are offered with virtually “no money down”!  This creates a win-win market for both Buyers and Sellers, as the Seller is now more motivated to cash in at an opportune time.

The widespread shortage of homes for sale has prompted competition among buyers and pushed prices higher. In some cases creating multiple offer situations in which Sellers can close quickly at a strong fair market value.  Combine this with Buyers being able to take advantage of attractive, unprecedented lending options and we have the perfect win-win scenario for both parties.

Strong demand is forecasted to forge ahead into spring and summer 2021

The recent lack of inventory temporarily curbs even greater home sales.  With the supply of homes lower relative to demand,  active listings fell 35% from January 2020.  Overall, new-home sales have also continued to climb – an encouraging sign for the U.S. economy – spurring home construction and sales of home goods and furnishings.

This strong demand is expected to continue as Covid restrictions loosen and homeowners adjust to new lifestyle needs following a year of relative hibernation.  Housing starts, a measure of U.S. home-building, rose 5.8% in December from November to the highest seasonally adjusted annual rate since 2006, the Commerce Department reported last week.

The Pandemic and Low-Interest Rates have fueled the 2020 Real Estate Market

The biggest impact on the Southern California Real Estate Market has been the noteworthy exodus from high-density areas like New York, San Francisco, and Los Angeles to rural and coastal areas.  With more professionals working remotely, many homebuyers and renters are looking at the advantages of living in smaller communities along the beach.  With wide-open areas that offer an active lifestyle – after months of being cooped up during this year of quarantines – families are looking to beach towns that feel safer and more secluded like those along the Laguna Coast.

The pandemic and low mortgage rates have, consequently, fueled a buying spree that has led to a very competitive market in Southern California for home shoppers. Despite dismal predictions for the 2020 Real Estate Market earlier in the year, competition is up 25% from the beginning of 2020.  With active listings continuing to decline significantly in every region of the state,  Southern California real estate inventory has dropped 39 percent year over year.

Further, the California Association of Realtors (CAR) said the California housing market continued to improve as home sales prices climbed to their highest levels in more than a decade. Existing single-family homes sales were up 14.6 percent in August of 2020 over August 2019. Home prices are also up 14.5 percent over August of 2019.

Mortgages are still at all-time lows, with the 30 year fixed at 2.88% and 15 year fixed at 2.36% in October 2020, this should further fuel the Coastal real estate market.  The white-hot summer activity, due to pent-up demand, should continue into fall and winter months, resulting in a banner year for Coastal Real Estate despite the economic turmoil earlier in 2020.

The Laguna Beach Lifestyle

~ When I first arrived in Laguna Beach, it was 1981.  Driving down from L.A., Laguna was an awe-inspiring escape from the bustle and traffic of Los Angeles.  Captivated by the pristine white sandy beaches and the clear blue expanse of ocean, I was struck by the welcoming community – everyone seemed to be friendly and smiling.  A quaint, coastal town made festive by the plentiful art galleries, eclectic boutiques, sidewalk cafes, and art festivals.  I decided then and there that Laguna Beach is where I would retire… I was all of 20 years old.

Fast forward to 1996, with a new baby and a desire to escape from the craziness of Los Angeles, Laguna Beach was becoming a welcome short-term retreat for our small family.  Weekend “getaways” became more frequent.  Laguna’s clean beaches, family-friendly parks, and active Laguna Beach lifestyle were an ever enticing alternative to L.A’s fast-paced, stress-filled sprawl.

Cruising through the tree-lined, picturesque back streets one afternoon, we found a For Rent sign on a charming little cottage on Lombardy Lane.  Although it was half the size and twice the price of our home in the Hollywood Hills, to us it was worth every dime. We rented the cute beach cottage immediately and never looked back.  Though our first little abode was a bit cramped, the great thing about Laguna Beach is that most of your days are spent outdoors… enjoying the parks, strolling along sandy coves or wandering through the village shops.  Moreover, Laguna offered a beach lifestyle we craved and we fell in – hook line and sinker!

Living in Laguna Beach

I joined the “Mom’s Club” and made fast friends. My children learned to walk on the soft sands of Cress Street beach. We spent hours at Bluebird Park, climbing the colorful “Rocket Ship” and picnicking with other families under the canopy of Eucalyptus and Palm trees. Every holiday was a community event, from Independence day fireworks celebrations, “Music in the Park” summer Saturdays to Hospitality Night at Christmastime.  Laguna Beach was a dream for our young family and we felt instantly connected to the fabric of this small-town community.

When our children started school, I went back to work as a Real Estate Broker.  My enthusiasm for my profession grew as I became more familiar with the unique and special neighborhoods that make up this beach community.  I feel privileged to introduce other families to this amazing world in which we reside.  My real estate company became a local boutique that focuses, not just on selling houses, but welcoming families to the Laguna lifestyle.  Whether buying or renting – our mission is to make our new neighbors feel “at home”.  Twenty-three years later, I’m still excited about discovering a new house for my clients – from enchanting beach cottages to spectacular ocean-view estates – it just never gets old!

Laguna’s Close-knit Community

Laguna Beach is still magical for us.  To this day, when I drive over the crest of a hill and see the wide blue sweep of the Pacific ocean below and Catalina Island on the horizon, my breath catches in my throat at the sheer beauty.  The lush hillsides of Mystic Hills cascading to the village below are a stunning sight I will never tire of.  Laguna is not just a place, it’s a lifestyle.  Our Laguna Beach Lifestyle.

I feel a sense of gratitude every day for the beauty that surrounds me here.  I believe all those who live here feel that way.  The residents are neighborly and look out for each other.  Next Door is our “go-to” alert system and community newsletter updating neighbors about lost cats, dogs, and upcoming events.  Enthusiastic locals post inspiring signs on corners to help remind others that “You Can Do It!” And “Your Mistakes Do Not Define You!”  Even though it’s become a resort town during the summer months, Laguna Beach still has a “small town” feel.

My children have grown from babies to young adults in this safe, friendly community.  They have attended all five schools – El Morro, Top of the World, Thurston, Laguna Beach High School and Laguna College of Art and Design. They’ve made life-long friends beginning in preschool to Boys & Girls club through graduation and they still gather with these same friends on holidays and breaks.  And I still intend to retire here.  In fact, I’ve since taken up painting and become involved with the Festival of Arts by joining the Artist’s Fund Board.  My family has become part of the tapestry of Laguna Beach.  Truly, I never want to leave – this is a forever home… it just doesn’t get any better than this!

California’s closing costs are the sixth highest in the nation, next to Washington DC, New York, Maryland, Delaware and Pennsylvania. Considering the high-end real estate in this region and the fact that houses and land lots make up the majority of the market, this rank is not so surprising. In the Golden State, homebuyers’ closing costs range between 2% and 3% of the property’s selling price, while closings costs for sellers range from 5% to 9%.

So, if you buy a house for $800,000, your total closing costs could amount to about $16,000 to $24,000. There are two types of closing costs for homebuyers – one-time (non-recurring) costs and recurring (pro-rated or ongoing) costs. Non-Recurring fees are those that are paid only once, during the closing or settlement of your real estate transaction. Recurring or pro-rated fees, on the other hand, are expenses that buyers pay over the course of home ownership.

What Can Laguna Beach, CA Homebuyers Do to Lower Closing Costs?

The list of closing costs for homebuyers can seem a bit confusing and having to go through each item can get quite overwhelming if you are a first time homebuyer.  But keep in mind that you need to learn about these fees and
charges so you can plan the best way to negotiate with your seller and lending company, and consequently lower your total closing costs when possible. All the closing costs listed here are not set in stone, and there are a few things you can do so you can get a better deal from your home purchase.

1.  Do Your Research About the Fees and Charges Included in Your Closing Costs

Being aware of the fees and charges involved at closing and knowing what they are is key to getting the best deal out of this transaction.  With the right information, you will be empowered to negotiate into reducing or taking out certain fees that seem vague or unnecessary.  While most of this information are readily available online, it is best to talk to an expert so that you are given proper advice.  The seasoned professionals at Laguna Coast Real Estate can guide you and help you to obtain a sense of what is customary in the local area.

2. Consider Buying a Resale Home Instead of a Brand New House

While a lot of homebuyers may prefer to buy new construction, these would typically have a higher purchase price and, consequently, higher closing costs. So, instead of buying new construction, you may want to buy a resale home which may need some updating and repairs, but the overall costs may still be lower than buying a new house with higher closing costs. And, if the property has been well-maintained, you have the security of knowing that it has been “tried and tested” – having been lived in and taken care of, and so any major issues would have been addressed by the previous owner.

3. Shop Around and Request Quotes from Several Different Lenders

Lenders often use different terms for their list of closing costs and they also offer different rates.  So, if you want to get the best rate, what you need to do is shop around for different lenders and request for a quote from each one of them.  With a little extra time and effort, you may be able to save one-eighth percent to a half-percent of your loan.  While this may seem to be a small percentage, a half-percent interest on a $500,000 loan would translate to a yearly savings of $2,500. A recent study shows that a homebuyer can save as much as $1,500 by getting one extra rate quote and at least $3,000 by reaching out to five different lenders.

4. Schedule Your Closing Date Towards the End of the Month

Another way you can further lower some of your closing costs, such as prepaid daily insurance charges, is by scheduling your closing date towards the end of the month. By doing this, your cash outlay for prepaid or “per diem” interest will be lower, as the number of days from your loan closing and the beginning of the next month is less.  If you want to compute for your savings, multiply your loan amount by your interest rate then divide the result by 365 to get your daily interest charge.  Next, multiply that figure by the days left in the month and the result will be the amount you’ll have to pay at closing.  In effect, the lesser the number of days, the lower the interest you will have to pay.
